Job Description
A well-established, family-owned property management company is hiring an experienced Live-On-Site Property Manager to lead a brand-new 35-unit affordable housing community in San Francisco's Mission-Bernal corridor. The property is newly built, financed with Low-Income Housing Tax Credits (LIHTC), and expected to open around the end of 2026. You'll open and stabilize a new community from day one.
This is a live-on-site position.
A studio apartment at the property is included with the role along with compensation, and the manager is required to live there.
What you'll do:
• Oversee day-to-day operations of a 35-unit new-construction affordable community
• Lead initial lease-up: marketing, waitlist management, applicant screening, and move-ins
• Process move-in certifications, annual recertifications, and interim recertifications in line with LIHTC/TCAC requirements
• Keep tenant files audit-ready and support agency, investor, and lender inspections and file reviews
• Collect rent, track delinquencies, and handle notices following California and local San Francisco law
• Coordinate maintenance staff and vendors, including work orders, unit turns, and preventive maintenance
• Serve as the on-site point of contact for after-hours emergencies and building security concerns
• Help prepare and manage the property budget, and submit monthly reports to ownership and the management office
• Build good relationships with residents and community partners, and respond to resident concerns professionally and with care
Requirements:
• At least 3 years of experience in a management position at a LIHTC property
• Current TCS, COS, C3P, or SHCM certification (required)
• Strong working knowledge of income certification, rent and income limits, and TCAC compliance
• Willingness to live on site in the provided studio apartment
• Strong organization, follow-through, and attention to detail
• Clear, respectful communication with residents from diverse backgrounds
• Valid California driver's license and reliable transportation
Preferred:
• New construction lease-up experience
• Experience with AppFolio property management software
• Bilingual English/Spanish
Schedule: [Monday–Friday, 8:30am–5:00pm, with on-call after-hours coverage and occasional evenings/weekends during lease-up]
